Our Services
At Vannatta Brothers, we understand the importance of credible value opinions. When engaged to perform an appraisal, we first correctly identify the appraisal problem and determine the intended use of the appraisal report before determining the appropriate standard of value. The intended use of the report guides us to a specific definition of value that could result in a reported value conclusion that may be more or less, than what is generally thought to be "Market Value.” Accordingly we are routinely called upon to estimate value, using various recognized types of value definitions such as Replacement Value, Value-In-Continued-Use, Liquidation Value, Auction Value, Fair Market Value as defined by various courts and governmental agencies, in addition to other defined types of value such as Special Use Value of farm real property for which an election is made under section 2032A of the Internal Revenue Code.
