Valuation and Advisory Services

Vannatta Brothers provides a full range of valuation and advisory services.  They include most types of improved properties as well as, unimproved commercial, industrial, and farmland appraisals.

We also provide small business appraisals, and personal property appraisals that cover a wide variety of machinery, equipment, commercial fixtures, and furnishings.

We communicate our assignment results via a Uniform Standards of Professional Appraisal Practice (USPAP) compliant appraisal report.

At Vannatta Brothers, we understand the importance of credible value opinions.  When engaged to perform an appraisal, we first identify the appraisal problem, and determine the intended use of the appraisal report before determining the appropriate type and definition of value.  The intended use of the report guides us to a specific definition of value that could result in a reported value conclusion that may be more or less, than what “Market Value” is generally considered.  Accordingly, we routinely develop value opinions, using various recognized types of value and definitions.  Such as Replacement Value, Value-In-Continued-Use, Liquidation Value, Auction Value, Fair Market Value as defined by various courts and governmental agencies, in addition to other defined types of value that may be applicable to a specific assignment such as Special Use Value of farm real property when an election is made under section 2032A of the Internal Revenue Code.
